Terms & Conditions for Reservations and Accommodation
These Terms & Conditions apply to all bookings made directly through the official website, by telephone, email, WhatsApp, or in person at Topview Hotels Abuja (hereinafter “the Hotel”, “we”, “us”, or “our”).
By completing a reservation, you (the “Guest” or “you”) fully accept these Terms & Conditions on behalf of all persons named in the booking.
1. Booking & Confirmation
1.1 Reservations are subject to availability and final acceptance by the Hotel. 1.2 A booking is confirmed only upon receipt of a written Confirmation (email/SMS) with a unique Booking Reference Number and successful payment or guarantee. 1.3 The person making the booking must be 18 years or older and is responsible for all guests in the party.
2. Rates & Payment
2.1 Rates are quoted and payable in Nigerian Naira (₦). 2.2 Rates include applicable VAT and Tourism Levy. 2.3 Full payment or valid card guarantee required at booking (except approved corporate accounts). 2.4 Accepted: Visa, MasterCard, Verve, and bank transfers. Card surcharges may apply.
3. Cancellation & No-Show Policy

Cancellations must be in writing to reservations@topviewhotel.com. Group and peak-period bookings may have stricter policies.
4. Check-in & Check-out
4.1 Check-in: Flexible – any time, day or night (subject only to room readiness). Please notify us for arrivals after 22:00. 4.2 Check-out: Strictly by 12:00 noon the following day. Late check-out (subject to availability):
- Up to 15:00 → 50% of nightly rate
- Up to 18:00 → 75% of nightly rate
- After 18:00 → 100% of nightly rate (full additional night) 4.3 Valid government-issued photo ID and payment card (or copy/authorisation) required at check-in.
5. Children & Extra Persons
5.1 Children 0–5 years: free using existing beds. 5.2 Children 6–12 years: 50% of extra-person rate. 5.3 13 years and above: full extra-person/adult rate. 5.4 Maximum room occupancy must not be exceeded.
6. Guest Conduct & House Rules
6.1 No disturbance to other guests or damage to property. 6.2 Strictly no smoking indoors – ₦50,000 cleaning fee for violation. 6.3 No pets allowed (except registered service animals with prior approval). 6.4 The Hotel may evict guests for rule breaches or illegal activity without refund.
7. Damage & Loss
Guests are liable for any damage, loss, or excessive soiling. Charges will be applied to the card on file.
8. Hotel Liability
8.1 No liability for loss/theft/damage to personal belongings – use in-room safe or front-desk safes. 8.2 No responsibility for service failures due to force majeure.
9. Privacy & Data Protection
Personal data processed in accordance with the Nigeria Data Protection Act (NDPA) 2023 and our Privacy Policy.
10. Governing Law
Governed by the laws of the Federal Republic of Nigeria. Exclusive jurisdiction: courts in Abuja, FCT.
11. Amendments
The Hotel may update these Terms. The version in force at time of booking applies.
